Booking is normally Saturday to Saturday or, occasionally, Sunday to Sunday. Out of season short breaks at our farm near Nottingham are also possible. A reservation made by telephone or in writing will be held for seven days, pending payment of at least half of the total rent as deposit: the balance to be paid on arrival. Cheques should be made payable to S.M. Santos. Most debit/credit cards are also accepted

Linen - We supply duvets and covers; sheets and pillowcases are available for hire, also towels. Blankets are available if preferred (please mention when booking). There is no charge for cot bedding.
Pets - May be accepted by prior arrangement. A deposit may be required on arrival, refundable on departure subject to the following conditions having been met. Pets must be kept under control at all times, kept off beds and chairs and not left unattended in the property. Owners are required to bring their pet's bed, dishes and towel and must, before leaving, remove pet hairs and other traces which might cause offence to the next tenant.
Arrival - Your accommodation is available from 4.00pm on the day of commencement of your stay. You may, if you wish, deposit luggage earlier.
Departure - Please ensure that you vacate by 10.30am on departure day in order that we may thoroughly service the property
Breakage - Any breakages or damage to the property may be charged at the proprietor's discretion. The proprietors can accept no liability for injury sustained by any visitor, nor for any loss of or damage to any vehicle or effects brought onto the property by visitors.
Cancellation - In the event of a cancellation we will do our best to re-let the accommodation. If we succeed we shall return your deposit, less a cancellation fee; if we fail we shall retain it.
